Sarnia-Lambton MLS® home sales up for the fourth consecutive month

The number of homes sold through the MLS® System of the Sarnia-Lambton Association of REALTORS® totaled 179 units in May 2025. This was a gain of 9.8% from May 2024.

Home sales were 3% below the five-year average and 2.6% below the 10-year average for the month of May.

On a year-to-date basis, home sales totaled 650 units over the first five months of the year. This increased by 2.8% from the same period in 2024.

“Momentum continued in our local market this past month, with sales gaining both from April totals and from May 2024 – inching closer to typical seasonal levels. The real headline though, was new listings. The number of newly listed properties rose to a level not seen since 1992,” said Jeremy Guerette, President of the Sarnia-Lambton Association of REALTORS®. “As a result, overall inventory continued its steady climb for the fifth consecutive month, giving buyers significantly more choice than usual for this time of year. Prices held steady, signaling stability amid recent activity. While the market still leans in favour of buyers it is beginning to flirt with balanced territory, perhaps a sign that conditions are shifting. The average price of homes sold in May 2025 was $543,680, a modest decline of 1.3% from May 2024.

The more comprehensive year-to-date average price was $529,458, nearly unchanged, down only 0.2% from the first five months of 2024.

The dollar value of all home sales in May 2025 was $97.3 million, an increase of 8.4% from the same month in 2024.

The number of new listings saw a small gain of 1.5% (five listings) from May 2024. There were 342 new residential listings in May 2025. This was the largest number of new listings added in the month of May in more than three decades.

New listings were 14.9% above the five-year average and 30.4% above the 10-year average for the month of May.

Active residential listings numbered 615 units on the market at the end of May, increasing by 6.2% from the end of May 2024. Active listings haven’t been this high in the month of May in a decade.

Active listings were 60.7% above the five-year average and 81.7% above the 10-year average for the month of May.

Months of inventory numbered 3.4 at the end of May 2025, down from the 3.6 months recorded at the end of May 2024 and above the long-run average of 1.9 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
