Sarnia-Lambton MLS® home sales flat in July; new listings continue at above-average pace

The number of homes sold through the MLS® System of the Sarnia-Lambton Association of REALTORS® totaled 146 units in July 2025. This increased by 2.1% (three sales) from July 2024.

Home sales were 1.7% above the five-year average and 10.3% below the 10-year average for the month of July.

On a year-to-date basis, home sales totaled 958 units over the first seven months of the year. This was a modest gain of 3.9% from the same period in 2024.

“MLS® home sales were up year over year and landed right around the five-year average for July, showing solid activity. Like many regions in Ontario these days, new listings jumped significantly compared to last year and came in well above what we would typically expect for this time of year,” said Jeremy Guerette, President of the Sarnia-Lambton Association of REALTORS®. “With the number of newly listed homes outpacing the number of sales, it’s no surprise that overall inventory rose from June and now sits well above the historical norms for July. Market conditions continue to lean in favour of buyers, offering more choice and less competition.”

The average price of homes sold in July 2025 was $556,926, up by 10.6% from July 2024.

The more comprehensive year-to-date average price was $541,123, a minor increase of 2.4% from the first seven months of 2024.

The dollar value of all home sales in July 2025 was $81.3 million, a sizable gain of 12.9% from the same month in 2024.

The number of new listings was up by 16.8% from July 2024. There were 333 new residential listings in July 2025. This was the largest number of new listings added in the month of July in more than three decades.

New listings were 28.6% above the five-year average and 39.2% above the 10-year average for the month of July.

Active residential listings numbered 671 units on the market at the end of July, a gain of 13.9% from the end of July 2024. Active listings haven’t been this high in the month of July in more than a decade.

Active listings were 54.8% above the five-year average and 83.4% above the 10-year average for the month of July.

Months of inventory numbered 4.6 at the end of July 2025, up from the 4.1 months recorded at the end of July 2024 and above the long-run average of 2.4 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
